was just looking over 2008 pop estimates, interesting to see how fast the white population is growing, whites comprised 31% of the city's population in 2000, but topped 40% in 2008, growing from 176K to 237K, about a 35% increase

The A-A portion of the population has declined from 60% in 2000, to 54% in 2008, it was 66% in 1990 and 70% in 1980

interestingly, the hispanic proportion of the population in the District, 8% of total and stable since 2000, is lower than every major suburban jurisdiction - most of which, including PG, Montgomery, Fairfax, Arlington, and Prince William are right around 15%, even Loudoun now tops 10%

Asians are also just 3% of the population, also less than the suburbs

Among the whites, nearly a quarter are estimated to be Gay or Jewish

I think this is a trend that's occurring outside of DC as well. I read an article a few months ago that there has been a significant decrease in the black/Hispanic population in Denver proper and subsequent increase in the municipalities surrounding Denver.

I think this trend is due in large part to a major shift in the "American Dream" over the past couple decades. The white picket fence and two-car garage have been replaced with transit accessibility and density that supports walkability, so it's pretty logical that a city so well planned out as DC would attract a middle class white population looking for said lifestyle.

nothing in the data suggests the city is attracting middle class whites, but rather upper class whites and whites with no children at home

Umm... I guess people without children are forbidden from being in the middle class now? And, there are actually a whole lot more strollers than there were a decade ago from people who are decidedly not upper class.

I don't know what your bone to pick is, but the general trend is that people with options of mobility and financial flexibility are giving up the suburbs and turning back to cities.

People with trends of mobility and financial flexibility, in other words those who can afford to pluck 1.5-2 million for a townhouse in D.C., assuming its cash only or 40% down, that doesn't represent most americans, even people without chidlren.

Even in DC one can get a townhouse for less than 1.5 million.

Believe it or not, most people who move to DC aren't moving there to buy a home. It's a very transient and urban population. I know this is mind boggling to you that everybody isn't a middle manager seeking a half acre yard with a white picket fence, but a lot of people are young renters or apartment buyers who could give a rat's behind what townhomes go for. They are included in the 35% increase as well.

Anyway - I just did a five minute search of the cost of townhomes in Washington, DC and not ONE even came close to $1.5 - 2 million.

Prices included: $310,000, $219,000, $759,000, $619,000, $299,900, $130,000, $799,000, $989,000, $329,000, $459,500 ... even a place with 7 bedrooms for $410,000.

Seriously - this is why I stopped responding to you on the other thread. You are fundamentally incorrect in your assertions and won't accept it. It's just such an issue of pride for you to not be wrong that there's no getting through.

Here comes the tidal wave of bold...
