There is no reason to use a local broker... I never have. With phone and internet look for the best deal... the broker can be in one state, the mortgage company in another, and the house in another.

That is probably accurate unless you are doing a Down Payment Assistance Program with say the City of Tacoma.. Then it is best to use a local broker who is experienced with the DPA programs.
