Hi,

I am new to Seattle area and was wondering if I can get some information about the general area around the intersection of Pacific Avenue and S. 48th Street in Tacoma. What are the demographics, income levels and crime around this area. Is this a good area to either live or open a business? I appreciate your comments or links to find more information about that specific neighborhood.

The neighborhoods a few blocks on both side of Pacific Ave. from about 48th to 64th are pretty nice. For the most part nice houses & yards are kept up. While I am not the biggest fan of the South End & East Side (that area is pretty much the border) I would live in that area.

The business district on Pacific has changed a lot over the years and now has a lot of Mexican businesses, including the best Mexican food in the city and from some Yelp reviews the best in the Seattle-Tacoma area: Vuelve A La Vida (its really GOOD!). Though I don't think there is a large Hispanic population in that immediate neighborhood.

Thanks Jake and Woland. Appreciate the information you have provided so far.

Jake - What are the boundaries of safe areas around that area beyond which you would think twice to live or go? What is considered the business district in that area?

From the Google maps street view the area looks slightly run down. Is that true or is it an ok area?

I would say between 48th & 64th, East B Street & Park Ave. are a good area.

The business district isn't the prettiest and it would probably be hard to turn it around to look like say proctor with busy Pacific Ave. running through it. They did just recently get the official Business District designation from the city. They can now get funds to fix the place up. They added flower pots and banners recently. I believe the official biz district is 38th to 56th along Pacific Ave..

What kind of business are you looking at? The area around 48 & Pacific can be viable depending on the type of business. The area is affordable but generally poorer and not a lot of disposable income. Hope this information is helpful.
