IM thinking of moving to Olympia next spring. Presently living in Arkansas...originally from California...and have lived in Oregon for 5 years ..many moons ago. I just returned from a week stay in the area and looked around .... It's gorgeous. I kind of mapped out areas that I believe might be a good fit for me....wanting to spend around 165k on a small home in a great location for resale, safe, clean, with shopping/transportation close by. (thought the bus system was great). West side was great ...looks as though you would have to be on watch to get something there for my price ...

Would appreciate any information/comments

You may also want to consider parts of Tumwater, as Tumwater and Olympia have grown together and some of the Tumwater neighborhoods offer public transportation and close proximity to stores and restaurants.
When searching for homes under $165K I found 20 active listings. When searching for $170K and below, the results were 28 active listings. It's not unreasonable in our current buyer's market to expect to be able to get a list price of $170K down to a sales price of $165K. I expect that you'll be able to find a nice home for yourself within your search criteria, providing the market doesn't change by spring 2013.

West Olympia is tough for your price range. I think Sandy has the right idea with Tumwater. The Tumwater Hill neighborhood may produce a home in your price range and is close to shopping in West Olympia, Tumwater, and downtown.

I will keep tumwater in mind. Wondered if there is any difference in property taxes between Olympia..tumwater..and Lacey?

Property tax rates in Tumwater, Olympia and Lacey are pretty comparable. They run around $12 per $1,000 of assessed value.

Will you be in for a cultural whiplash! I visited Olympia last fall and loved it. If you can tolerate a VERY liberal society along with it being one of the wetter places in western Washington state, you'll be able to tolerate it well. Not that I'm bashing Arkansas, but it is just a bit more cultured in Olympia as is the rest of Washington. Hope your move goes well. Your blessed to be able to move out there.
