Thanks everyone for the feedback! I do want to clarify that we do understand that we will not be buying anything in Seattle for under 250,000! We just love the culture and would love the same kind of vibe. We have considered Bellingham and Olympia as options. No, we are not desperate. That's actually part of our problem. We love our location in Queen Anne and can afford our apartment but realize that long term we would be better off buying rather then renting.

If you love the lifestyle, what is 6 more years? Maybe save up to buy in the next housing crash.

Just an FYI, Bellingham's realty market has gone up 10% since the beginning of 2016. My realtor (who works out of and lives in Bellingham) told me you can't get anything decent below 300,000. Gone are the days of 250.

Whidbey island is in the same boat.

Vancouver, WA area you can still find a place for 250. We just bought a new construction 3bed 2.5bath place for that. But price creep from Portland is definitely sending prices higher every day.

There's no real walkability though. Vancouver has a small downtown but for that experience you would be driving into Portland, parking, then walking around.

You might find some 3-bd houses within your budget in Arlington and Granite Falls, which would keep you within easier reach of Seattle:

Rural, coupled with affordable house price might equal drug problem, check with neighbors, local businesses and drive through the area at different times of the day.
