Depends on how far she's willing to drive to accommodate her horses. I couldn't find anything closer, but that could change. She could bunch her northern clients on two or three days to minimize the trips, while looking for additional business in the South Sound.

There is plenty of demand for hoof trimmers down at this end if she wants to move down here. And she would definitely get more for her money the further south she goes. If she was willing to come, I'd wish my own apartment here was available, though it's currently rented. We'd love to have her.

If it was closer to Seattle-Bellevue (rather than in Enumclaw), it would be a LOT more expensive. (The estimated mortgage payment would be comparable to what she'd pay in rent.) For instance:

Could she rent an affordable apartment for herself and board the horses elsewhere, maybe self-care? That might be cheaper and easier to find than a horse property.
