This data is from the Federal Housing Finance Authority.


I my opinion, they have the best handle on home price changes.


Almost all of Washington state had price increases of over 8% last year.


TWO zip codes had dropping home prices.....98004 with a decrease of -10.9% and 98805 with a decrease of .6%


At the county level....slowest price appreciation was in Garfield County plus 8.5% and King County at plus 11.0%.


That King County number is interesting.

King County not super surprising since prices were already highest in the state already. 20% increase isn’t as impressive when the base price is 350k as 11% is for a base price of say 700k. I imagine that the raw $ amount appreciation in King is by far the largest.

Home prices are interesting to compare.

If you think about it, housing components are pretty much the same across the country. Regulatory costs and labor costs do vary but not as much as people think, leaving the lot prices as being the only significant difference between areas in the mid-term.

Also many areas of the country have different quality of housing. One of the best measures is a standard three bedroom, two bath home. Windermere did a asking price for various communities in the Northwest that did exactly that. That was a very good measure of housing prices since it was a like to like comparison.

That is why AVERAGE and MEDIAN prices help but, that still do not account for a surplus or shortage of good housing.

Anyway, the FHFA price comparison are based on sales of like properties.

Interesting, look at the price change since 1990 and 2000. By ZIP CODE, my houses in Wenatchee and Peshastin have appreciated much more than my parents house in the Bay Area since both 1990 and 2000.

Yes, they might have started at a higher base, year after year of higher price appreciation does have an effect over time.

Just ran into a couple from Portland deciding about whether to move to Wenatchee or Sequim. They really can't afford Wenatchee, it is much higher than Portland.

Homes in Jefferson and Clallam counties: Brought a home in Jefferson county in 1998 for $200K and sold in 2003 for $305K...brought a manufactured home in Clallam county in 2002 for $105K and sold in 2004 for $210K and brought a new home the same year that I currently live now for $289K and today its valued at nearly $600K. Over twice the original price. I recently had solar installed which should push the price over 600K.
Two home sold just this month in my neighborhood for $569K and $589K respectively.

I noticed the home in Jefferson county that I sold for $305K just sold for $600K. Glad, I love that house but had to sell and move out of Jefferson county because of raising a grandchild wasn't a good fit.

My next door neighbor's house just sold. She listed it at $589K and sold it for $645K....I hate to see my property tax bill next year.

According to Zillow,
Our place in Sequim went up just over 3% in April.
Our place near San Francisco went up just over 12% in April.

Both properties have performed well in value increase.
Sequim almost doubled in value in almost 4 years.

Our San Francisco suburb place after 36 years has exceeded our expectations .
