We are moving to the Palm beach area and are negotiating salary. What can we expect to pay for home owners for a house in the 500,000 range? We plan to RENT until we figure out the area. Thanks

It all depends on the age, roof style, construction, location, and your credit score. I would say at least $5000 or more.

I think you are looking at 1.5% on average for newer construction.

It must be one hell of a salary to afford you a 500K home.

In Wellington, you will pay MORE than $5,000 per year on a $500,000 home.
My girlfriend sold hers for $425,000 last year and the insurance on it was $5,500 a year.

Are you also figuring Property Taxes? Expect to pay between $5-10K a year alone for that. If you live in Unincorporated PBC it may be less.

The total cost to consider will be Taxes + HOA Ins. + Flood Ins. + Wind Ins.

If you are going to use a lender the Insurance will be required. I agree that the Minimum will be $5000 but the Insurance rates are changing day by day. You will need windstorm and 80% of south florida is in a floodzone.

Wellington is a expensive area and the property taxes might be $7,500 to $12,000 per year. I live in Pompano Beach and am not exactly upto date for the wellington area.
