Im considering moving to Boca, and im not sure which neighborhood will suit my family best. We are a family with 3 kids, so i would prefer a family oriented community, with no mandatory equity membership, good schools and reasonable HOA fees.
What do you think about Boca Falls? Any suggestions?

Appears as though I'm the first to respond, so I'll make it quick.
Are any of your children planning to attend High School anytime soon? There is West Boca HS right down the street, but much of the faculty is corrupt and amoral, with a favoritist slant (you know, the good old boy system. It's still around in these parts), and the student body either adapts to that mentality or gives the faculty that mentality. I'd prefer Olympic Heights and Boca High over West Boca HS. I know a few people in Boca Falls, it's a very walkable and pleasant development, vast and sprawling, but amenities are few and far in between. You have to drive 2 miles just to reach a gas station and/or strip mall (O_O), which may be a shocker for one migrating from an urban area.
West Boca has its advantages, low crime and all, family-oriented if you'd call it that, but there is a very pretentious vibe and people tend to stick around their own. Like a small southern town, but without the meth and with the NY attitude and/or wealth...
It's an interesting area. If you commute to/from East Boca or elsewhere, you might like Boca Falls ITSELF but it is gated so it's a bubble, the immediate surrounding area always rubbed off in a rather negative way.

Where is "Boca Falls"~? I know where the gated community of "West Boca" is since I have a friend that lives there.

It's out at the end of civilization......3 miles west of 441 where Glades Rd and Palmetto Park Rd connect!

I know someone that bought new out there in 1996.....house is worth like 150K more 20 years later!
He was from up north and thought a mcmansion on the edge of the Everglades was a steal. Now he curses himself everytime he goes anywhere since it is so far west.

Oh wowie~! I've traveled on 441 quite a bit and it is way out there~! That is definitely not near a beach, but lots of shopping out there in spurts.

Thank you all for sharing your opinions here. What other family oriented ( hispanic friendly ) neighbourhood would you recommed? i have 3 kids , elementary, middle and high, so i want good schools in all levels.
