My husband and I are planning a move this summer when our youngest son graduates High School from New York to Boca/Delray area. We are late forties/early fifties and would like a newer community in either of these areas. We are currently looking at Bridges, Dakota, Saturnia and Saturnia Isles. We are looking to spend up to 800,000. Any recommendations on other communities we may be missing? School is not a factor as our youngest will be in college. He will be with us during the summer and school breaks. Thanks in advance!

Thanks for the "suggestion". We have visited many times and are coming down soon to look at homes. We were just wondering if anyone had any suggestions of similar communities to what we are looking at that we might not know about.

Delray is high crime because of the 30%+ black population

I don't think they will be living in that one area of Delray (pocket of homes east of I95). Also note 2 miles from there there are 10-20 million dollar beach front homes. Guess those folks weren't too worried about crime.

Ya but why would you want to live even remotely near any bad pocket when you're spending $800,000+ or any amount really.

I live in Port St Lucie right now.. and the town just above it ( Ft Pierce ) is known for being higher crime.. It has nicer areas along the shore line. .but I still wouldn't buy there..

There is not any crime near those million dollar homes. Those areas (like Gulfstream) have their own police and very little crime. You probably cannot get anything near the beach for $800k in Boca or Delray, so I imagine a family would be heading west to gated communities anyhow.

Delray is being developed and gentrified so quickly that the cost of of living has gone up 9% this year, while Boca and Boynton only went up 7%.

Housing and property values are rising very quickly. The homes you may be able to afford now will be priced much higher in a year or two. Delray has unfortunately become too hip. Downtown is being totally bought out by high end stores and rents are sky-rocketing. Whole Foods is moving in on Linton (which has a dodgy rep) down the street from Trader Joes and Fresh Market. Gentrification is booming.

It may be because Delray actually has a downtown, as opposed to Boca and Boynton, but I am seeing more foreign plates and traffic this year than ever before. I would say any house you buy in Delray will increase in value very quickly.
