I am contemplating at returning to Florida. I used to live on the Gulf coast, but am open to other areas. I don't know if I want a small (1000-1300sf) house or an even smaller condo.I have a friend who is in Boca on business right now. She looked at a condo for me today- a small 800sf condo in a very nice area (I think) in Delray Beach- Glendevon street. The condo price was fair, ($50,000),but then you pay for a 'Country Club fee- $15,000 one time), plus a minimum $125/mo for tennis-the least expensive fee, plus the monthly HOA fee! Whew! I would have no use for a country club.
My question is about the 'country club' condos- is that all there is? Are there any that are reasonable that do not involve such?
I am not ready for a '55+' community yet.
I liked the Delray area because it was clean, seemed like a nice area, but not too wealthy for me. There are well striped bike paths on most of the streets.
I had been a registered nurse for years, but am not looking for a job unless it is part-time. I think I am done with hospitals...unless there is something spectacular!
Tell me about your thoughts on Delray Beach, please.

I've looked, online, at listings for very nice-looking condos in the Boca PGA West properties. 1 and 2 BR condos for $5,000. Plus a $70,000 club fee, minimum monthly expenditures and HOA fees. You can buy a 1 BR at the Century Village Boca Raton development, for about $25,000.

It is a bit deceiving...you are not 'buying' a condo-only buying into the condo community. Then, you have to pay the community fee ($70,000). Then any other fees. I didn't look at the condo you mentioned but will. I wish you really 'bought' the condo....
