I noticed that recently condo prices have dropped dramatically in the downtown area. Anyone have any opinions on if or when the prices will start go back up again. I always thought WPB was a little better off than other markets in FL because they didnt have a huge amount of inventory sitting there unsold, but I guess I was wrong. I was just curious to get people's thoughts on the downtown market

Downtown WPB has a glut of condos right now. Luckily, I think the last of the condo buildings (for now) are up with no new projects slated.

Deals are to be had. If you buy, make sure it's a short sale or an REO.

In my opinion, the major issue with the remaining new condos in downtown WPB is that they cater to higher end buyers. The lower priced ones with less amenities (The Edge, Whitney, etc.) can absorb demand more easily than, say South Tower and Two City Plaza. This is going to keep the market under water longer than it should.

I think you could probably find some good deals right in the lower priced condos. The three remaining unsold condos (City Palms, Two City Plaza and South Tower) have most of their inventory but have yet to really capitulate on prices.
