We are considering the purchase of a home in Valhalla, NY. We found out that the address of this home is considered a "high risk" area for floods. The home has no basement, so my guess would be flooding would occur on the first floor of the home. Does anyone have any personal experience with flooding in Valhalla? What areas are worse than others? Any specific areas that you know have in fact been subject to flooding? The home is near Wall Street/Leroy Avenue. Any feedback that can be provided is greatly appreciated! We just were not sure if it is classified as high risk but maybe does not have any actual flooding issues for some reason.
Homes without basements in Wesrchester are usually built in areas with high water tables. That may mean seasonally high water/ swampy yards, areas of poor drainage, etc.
You can go to the FEMA website and find and view a copy of the flood map for that area to see if it is actually in a flood hazard area.
A Bing map, etc. might show you if there are nearby streams, brooks, etc. that could overflow and create water conditions
Now that you know there is water problem in the area, use all due diligence and think carefully about buying such a property.
