Buying land in wnc advice (Asheville, Henderson: for sale, homes, inspections)

We are looking to buy land in wnc.. relatively close to Asheville but far enough out to be considered rural (45min or so), and hopefully building a small home on it down the road. I have seen a few properties we are interested in in buncombe and henderson counties, but I'm just wondering what extra considerations we need to take into account for eventually building in these areas. Researching the Buncombe county permits/inspections website makes things seem a bit confusing, certainly more complicated than building in our native flat Ga/Fl area. Heck, the only building permit required in our county is septic and thats it . So if anyone has any advice we would definitely appreciate it. We just want an acre or two of mountain land somewhere. If there are some other counties/areas away from Asheville that might have less headaches for building in the future, we would certainly be open to suggestions as well. Thanks in advance!

You will need to contact the county building code people and/or various builders who are expert in building in the various counties you are considering. 45 minutes "outside" of Asheville can put you in some serious mountain terrain. There are very strict building codes in the mountains due to grading and slope issues. Try to contact a Realtor who is an expert in land sales, not residential sales. There is much to consider when building here. Asheville is in Buncombe County, Hendersonville is in Henderson County, Waynesville is in Haywood County, etc. etc. Each has its own set of codes.
Agree with QC: any reputable, experienced builder can do a lot of paper chasing for you. And, that "45" from A'ville could encompass a several county area.
If it's raw land, really in the boondocks, utilities may/will be a problem, and possibly very expensive to get it to you, and costly to truck in the building materials.
A legit RE person should have some basic info, and that good builder(s) will know the lay of the land, pun intended.
We did it in 200-2001; a tough mtn build on a very steep 3+ acres on a mtn ridge at 5,000. But, it can be done.
Otoh, with the large number of homes for sale in the several counties, I would rec'd the OP take a long look at existing homes on the mkt that might fit their needs.

Check out the Waynesville area and especially the areas around Canton or Bethel. They are 30 minutes or less from Asheville. Land is reasonable. There is a slope ordinance, but the building codes are generally a lot more relaxed than Florida. We built on a mountain side a few years ago and it was a piece of cake. And we love the area. It is rural, but 10 minutes or so to Waynesville and 30 or less to Asheville.
