Champion Hills is a prime development and one of the most expensive to custom build in this area.

(You have cross-posted twice with the same question.)

I have spoken to three architects and have been told that the cost of building is between $200 and $400 a sq. ft and their fees run 8-12% of total cost. So a 3000 sq ft house without land will cost you around $750K. 50% of homeowners in Champion Hills are not there in the Winter because they have other houses in warmer locations. Same for Kenmure, however the % is less.

If you build on a sloping lot, keep in mind that to get to the first floor, because of the slope may cost as much as $70K. Champion Hills has those type of lots.
