I keep hearing about "remote" or "at home" administrative office jobs, but I don't ever find any.

There are two supposed sites for this, but they are both scams.

I see a ton of work at home office jobs up north, why don't any Southern state companies have these?

I'm at that age where I could really use an at home job, primarily in the admin office field.

Can't seem to find anything relating to this.

You'll need to be a little more specific.

What "work at home sites" do you mean?
What "admin office" jobs do you mean?
What skills do you have now?

go to indeed.com and keyword in "work from home" there are plenty and legit.

You're not looking hard enough.There are plenty of wfh jobs out there and plenty of sites that are legit.Yes you will find some that are scams but you need to do your research and keep on looking.

Whenever I get a call or email about work from home full-time job. I ask for the salary, it's less than 1/2 of what I usually get paid or charge my clients. No thanks.

My job can be performed entirely remote but I expect to be paid a market rate for my skillset and work from home should not discount or diminish the value of my trade.

So you've never thought that elderly &/or retired people or disabled people especially would want WAH (work at home) jobs?
