I have been looking at the real estate around Cheyenne Wyoming. I have only appeared to have been able to find homes with land that are Modular or Mobile homes....why is this? We are looking to find a newer home with land for our 2 horses. Can anyone suggest a great Realtor to get in contact with? What towns are within 20 miles from F.E. Warren?

We are currently in TX and will be moving within the next 6 months.

There's lots of newer homes on the market within a 20 mile radius of Warren AFB, that have acreage and are zoned for equine.

Much depends upon your price range, you can get OK properties from the low $100K range through $500K. It all depends upon how large a house you want, how much finish and detail, how much landscaping, views, how much acreage you want, access, privacy, infrastructure, barn, arena, etc. My old place just on the North side of Cheyenne (in an now very upscale neighborhood) with 7.5 acres, commercial zoning, an indoor 110 x 220 indoor arena, 25 stalls, offices, outdoor arenas, parking areas, helper's apartment, workshop barn, outdoor runs and corrals, wooden sided round training pen, and many other amenities is for sale right now by the current owner, asked at $425K. The "house" is a very worn out old 3 bdr mobile which needs to be removed and new structure put in it's place. But if you have the money and time to do this project, it would be well worth it. I think the current owner's situation is getting desperate and they are probably willing to entertain a serious offer from a capable buyer. It's a great equine facility, and close to major shopping in Cheyenne, schools, and a wonderfull neighborhood.

There's also a few places in the HR Ranch subdivision. I think they're all on 40 acres, nicely sited up in the low hills to the East of Cheyenne, and have equine activity there. They've just completed an equestrian center with huge indoor riding arena for year-round riding. You can ride from your home to the equestrian center, or it's a short distance away to trailer in bad weather.

Also, lots of homes up the Hwy 85 corridor north of Cheyenne, or along the Westside of the I-25 corridor north of town. As mentioned above, all it takes is your budget to match your housing/equine desires. Come to think of it, there's homes now going in on the South side of I-80, east of town on 40 acre sites with county zoning, horses allowed. Some of the newer houses there are already in the re-sale market due to relocations or folks just not being happy with Cheyenne ....

Bottom line is that there's a multitude of choices available right now in the area.

Any of the major real estate firms in Cheyenne listed in the phone book or advertising in the Tribune-Eagle have a bunch of real estate agents dying to get your call right now. If you want my suggestion on who to call or who to avoid, DM me.
