know there some new homes on the west side of thayne, and north side of afton next to the new elementry
but I wouldn't be afraid to buy out of town, but then you have to think about snow removel

For a home on a small lot, buying outside the city limits can be a bit risky. Wyoming's counties don't have very strict building codes, so you might end up with a pig lot next door or substandard roads and water systems that must be maintained and replaced by the home owners. Some are fine, I'm sure, but around Gillette most "rural" subdivisions that can be incorporated into the city limits do so. Good quality water is one of the biggest concerns but sewer and streets are too. The only real disadvantage to city living for most people, if a residential sized lot is what you want anyway, is slightly higher property taxes.

Of course even a 3/4 acre lot in town could be hard to find. Around here most of those would be in areas that were originally built in county subdivisions and later annexed by the city.

Yep, county subdivision later annexed by city on 1.5 acres..2005 or newer would be ideal..but affordable and/or available is few and far between. Now the hubby is wanting hydronic in-floor heat to boot??!! Snow removal is an issue..we don't mind a little but wouldn't want to have to plow ourselves out a long driveway or dirt road just to get to a secondary road.

I live and work in the Alpine area.( not in real estate) The company I work for is in construction so I watch the market pretty closely. I also see and here about the good and the problems with various subdivisions etc. I may be able to answer some questions.

First,
with Irrigation it is 5 years not seven.
Second, in my hands on expereance people tend to reach agreements outside of court becuase almost everyone has changed the uses and acreages etc since from what is strictly by the book and pushing the issue exposes them to these changes as well. Ive seen this happen in Sublette, Sheridan and Johnson counties.
Another issue that hasnt been brought up is that ditch right owners can come on to the land where the ditch is at will and it is never tresspassing.
