This is just my opinion, if I was a foreign guy and business owner, investor,I would buy lands and would start businesses , and invest in Arizona. There is a healthy, strong and free capitalistic spirit in Arizona. But California is leaning forward to nationalization of all privately owned businesses, lands, and all banks, and we dont know when California will be like Cuba, maybe in 10, or 20 years? I dont know about the other States, but I think Arizona will be a leading, progressive prosperous State in the years to come.
However, you may see things differently,and it is all your decision where you invest and buy land.
And in my opinion there will never be a better time to buy land in Arizona than now.

thanks for all of the input guys. I have decided I will keep the property, and proceed with an optimistic point of view... im excited to get out there again and start putting in some work on it... I hope to eventually build it up, (after much clearing and leveling) and at some point have a nice, remote hide away with some pretty decent views.

As far as water is concerned, from my research, the cheapest option would be to truck it in. I hear it is pretty reasonable as far as cost, and availability. Im along ways from this point so I figure i will cross that bridge when I come to it.

Also, from what the broker told me, it is still considered juniper wood ranch, as I don't take bullock road, but actually Arizona road south from I40 for ~9 miles.

FYI
If you google plus zillow and type in Juniper Wood Ranch you'll find several properties for sale by various realtors. Prices run from about $350.00 to $750.00 an acre. Some listings are new, some are nearly a year old. There are photos and descriptions of what is going on around the area as far as development. Jakes also has listings there.

makes me wonder if you are in juniper Woods , or Juniper Woods West . Juniper Woods West starts from I-40 at Crookton Road . i have been in both places and don't care for them for the reason that roads are not marked and can be bad in snow or rain .
