We have lived in Lynwood Park since 2004 without any crime-related problems and the area has improved dramatically over the years. We feel perfectly safe living here. The neighborhood developed very rapidly for a few years until the recession hit, when of course it slowed down. It is about 80% "gentrified" and construction is slowly starting again. The neighbors are great and there are lots of young children. You cannot beat the location for commuting to most places in Atlanta. In addition to the park in the neighborhood, with the recently developed Brookhaven Village on Dresden, new Town Brookhaven development on this side of Peachtree, and the park at the corner of Peachtree and Osborne, available recreation, shopping, and restaurants are improving every day. The neighborhood is not for you if you can't deal with a bit of sketchiness as the gentrification process continues. But for those who are not bothered by that, prices have fallen during the recession and you should be able to get a good deal that will pay off once the economy improves.
