I'm looking to buy a townhome in the next few months in the Brookhaven/Druid Hills, low 200's. I've come across a new development called Lenox Overlook,being built along Buford Highway between N.Druid Hills and Clairmont. The area is convenient for work, and I loved the townhome and community itself. But is it an unwise investment to buy a townhome along Buford Highway??It's closer to Druid Hills than it is to Clairmont Rd. Any insight into the area or development plans would be great!

My two cents is that if it is Buford Hwy with all the apartments, you can do better. I just can't see myself living on Buford Hwy period. I would really check into crime stats, medium income, etc.

And I meant median income levels. You can also get actual crime stats for the address itself from the police agency for that area. When I was considering an apt community in Marietta, they emailed me the crimes at the property, and I saw robberies with guns, assaults, etc. I canceled and lost my $100 holding fee.

I would never purchase a townhome ON Buford Highway. If the community were OFF of Buford Highway (particularly to the North - e.g., Views at Lenox Crossing), then I would consider it. You can do better in Atlanta, especially given the current housing climate.

Thanks for the info, I'm doing lots of looking into the Lenox development. I've also got my eye on Kingston Point Manor, Cobblestone at Brookhaven, Ashford Creek and Fischer Mansion. Any info would be much appreciated!

We stay in Cobblestone at Brookhaven community, abosolutely love it. Its a beautiful, very private gated community.Unlike other communities in the area, we have lot of lanscaped open space inside with a nice garden and a swimming pool. Its closer to N Driud Hills road and just couple of miles from Buckhead Lenox Mall area. The new development at Town Brookhaven is just over a mile brought many more things closer.There are 3-4 homes for sale at present. Let me know if you need any more info.

You don't stay there, you live there. It's not a hotel.

Any update on communities that you saw, or Buford Highway info? I am interested in Lenox Overlook, but am also turned off by the Buford Highway location. At the same time, the bad reputation helps drive the price down (and it's still close to work for me -- I work next to the mall). That said, Lenox Overlook still seemed overpriced compared to what else is on the market. My hope was that they have trouble selling homes and need to drop in price. But, that might just result in shotty construction.

The crime reports sound "scary" everywhere in Atlanta. It seems like everywhere you go, there were 4 robberies in the past 6 months. The few places that does not apply to are areas with few people, areas very far away from work, and Buckhead/Brookhaven, which is just cost prohibitive. Buford Highway crime reports make it seem like a safe area relative to most others (which is surprising):

I have seen other townhomes in nearby areas, and it seems that prices continue to come down. I agree, Lenox Overlook's intown location and amenities (I love that there's a dog park) are appealing, but I still don't know if the Buford Highway location is smart for re-sale one day. I haven't been able to find any plans for re-development in upcoming years, so it seems that Buford Highway is to remain AS IS. That worries me, and I know will worry any future buyers and can bring my property value down.

I still have my eye on the community, but am also keeping watch over other Brookhaven/ITP communities with comparable and lower prices. I'm just not sure if the risk is worth it. How has your townhome hunt been going?
