They all look nice, but I would prefer a basement. I like the ones at Chandler Bluff, but it would depend on the yard. Is the location or school system an issue? That would narrow it down for me.

Wow! I'm jealous. Looks like I will have to spend twice that just to start looking someday in Cobb.

Mapquest says Conyers to 285/Paces Ferry is 36 miles and 45 minutes. Anyone think that commute time estimate will hold up for me Monday-Friday?

Commute time all depends on when you get on the road. I've done the Conyers/Marietta commute hundreds of times... when are you leaving Conyers or coming home from Paces Ferry?

Thanks, Scott, but I was mostly kidding with the question. With my last relo, I cut my commute time down under 1/2 hour under most any time or condition........and I'm never going back up.......even if does take twice the house price. It will be my contribution towards getting a green ethic going in Atlanta.

It depends on what you're looking for. I'd do a spreadsheet and do an analysis on each home related to your criteria. At some point in your search, it'll just become automatic. The Chandler Bluff homes are more of the "in" style right now for ITP but not sure if Conyers has caught on yet (I don't pay attention to real estate in the East metro very much). I'm seeing a lot of those sell in South Cobb, and Smyrna as well for higher prices. Are any of these Wieland homes?

Basements are a luxury here and both a benefit and hindrance for resale -- smaller market of people requiring a basement but you can usually get a premium, especially if partially finished, since people picky enough to look for basements often will spend a little more after they say "I give up" trying to find a deal with a basement. In South Cobb, an unfinished basement usually means an extra $20k from what I've seen over comps without basements. When I was looking for a home, it HAD to have a basement, which limited my choice but I'm happy I did it because I actually have storage space. :-) Basements also often mean less usable yard because they are often on a hill which doesn't bother me because I hate mowing.

From pictures only, I'd say 2, 5, 10. Have you actually looked at any of these yet? Photos can be deceiving. I've seen some great photos, taken a look at the home and walked right out. On the other hand, I have seen lousy photos of homes that are actually really nice and the photos just don't do the home justice.
