Seems the mixed-use craze is really heating up along the Georgia 400 corridor. It will be interesting to see how North Fulton looks in 10-15 years if this project and others planned, along with the MARTA red line expansion come to reality.

I'm not paying to read the rest of the article. Where is the developer looking to built this? East of 400, like Avalon, or west?

Here is the summary:

What is Riverwalk Village?

Riverwalk Village is a proposal by Duke Land Group to develop 104 acres at Holcomb Bridge Road and Ga. 400.
  • 1,556 residences, including senior housing, single-family attached housing and multifamily (apartment or cond0) units.
  • Nearly a half-million square feet of space for retailers, including a grocer, restaurants and entertainment.
  • 1.7 million square feet of office space spread across several mid-rise buildings. That is slightly more than the total floor space of Bank of America Plaza in Atlanta.
  • A hotel with 200 rooms.
  • A Swift School campus, a private institution for children with language difficulties.
  • About 43 percent of the site would be preserved as green space with recreation amenities, such as walking trails to nearby neighborhoods and the Chattahoochee River.
  • An existing apartment community known as Marquis Trace would be demolished.

There's a large stretch of undeveloped land on Freedom Parkway in-between Pilgrim Mill Rd and 306 in Cumming, where I can see something like this happening as well, but on a much cheaper scale than the Avalon. Of course MARTA won't go that far though.

Whenever I've had the pleasure of dealing with Holcomb Bridge crossing 400 around rush hour. I've never thought to myself "geez, a couple million square feet of office space, residential, and retail could really relieve some of this congestion". I don't visit the area enough to know if this development is seen as a good thing, but it's already a pretty snarled up area. Not like that has ever been enough of a reason to not go forwards, just seems like it'd go from bad to really bad.

If you don't like the traffic, get off the road.

More people are coming. Drivers don't want to pay for roads. So, it will only continue to get worse.

Isn't gas tax supposed to pay for the roads?
