Help finding tiny bit of land outside of Cookie-ville (Atlanta: rent, house)

My husband works in Duluth and really doesn't want a monster-traffic commute. Currently we rent on the Suwanee/Duluth line giving him a seven min. drive to work.

Can you suggest a region to look in that would get us out of "cookie-house" central and into homes w/ a bit of land -- 1/3 of an acre or so -- and not in a newish "cookie?" We like homes w/ character and this cookie is sapping the life out of me.

And, of course, we're hoping to be situated so that he's driving in the opposite direction of traffic. He's fine w/ a 20 min. drive.

What is your housing budget?

The nearest areas that you would likely find some land in a "non-cookie cutter" environment would be:

> Eastern Gwinnett County, in the southern part of unincorporated Dacula...

> Western Barrow County, in the attendance zone/feeder zone for Appalachee High School...

> Along Georgia Highway 324 near Little Mulberry Park in northeastern unincorporated Dacula/the Gwinnett side of unincorporated Auburn...

> In the Buford and Flowery Branch areas of unincorporated Southern Hall County...

> In the Hoschton and Braselton areas of Western Jackson County...

> In Northern Forsyth County...

> In Dawson County.

Of the aforementioned areas, only Eastern Gwinnett County likely maybe might potentially put your husband within a 20-minute one-way drive of where he currently works in Duluth.

The other locations would most likely be more than a 20-minute one-way drive to and from where he currently works in Duluth, especially on the worst days when accidents and adverse weather will be a factor.

I know that you may not like living in a cookie-cutter type housing development, but most Metro Atlantans would just simply KILL for a seven-minute one-way commute to and from work, particularly if the home is in an area of good schools and near lots of amenities.

Be very careful with moving farther away from work because it is not certain that one might be able to find the amount of land that you might be looking for at an affordable price within an easy commute of your husband's workplace.

Many Metro Atlantans will put up with a cookie-cutter type of lifestyle if they are living in an area of good schools and lots of amenities that is extremely close (a very short commute) to and from work.

You may think that a cookie-cutter lifestyle is sapping the life out of you, but nothing saps the life out of people like long rush-hour commutes.

The cookie-cutter lifestyle may be worth putting up with if it means that your husband gets to spend less time behind the wheel and more quality time with his family.

Be extremely careful with the moves that you may make on this decision.

My house is 100 years old and the low maintenance cost of the cookie cutter does have its appeal from where I am sitting--plaster falling on my head.

It's easy - look at the older parts of Duluth. If you drive down W. Lawrenceville St. to the round about to McClure Bridge Rd.and continue going west towards Pleasant Hill, you will see a good number of older homes on large lots, which are not in a subdivision and could never be considered "cookie cutter". However, there are some subdivisions mixed in with them. This is actually a great location as the home prices are very reasonable and it is only a 5 minute drive across the Chattahoochee River to all of the shopping in Johns Creek (Whole foods, Target, etc.) So, you have the Johns Creek amenities without the higher home prices.

Isn't the area around downtown Norcross pretty nice? That's what I've heard.

Yeah, I was thinking the same thing, but I haven't been there in 20 years. But, right now there is only one listing on Zillow, and it is in the 600k's. Come spring-summer there will probably be more. Might be worth a look.
