Developer Euramex initially planned to construct an apartment development in Kirkwood in separate phases.

But the market has picked up and now the company is planning to build all of the apartments at the same time in order to keep up with demand. The project would be located behind Kirkwood Station. Crews are currently demolishing older apartments at 1910 Bixby to make way for the project.

There are still some other loose ends to tie up. Euramex addressed the Kirkwood Neighbors Organization on Sept. 10 to get the neighborhood’s support for a variance on the property.The variance would allow Euramex to deviate from city requirements regarding the amount of open space and parking spaces needed at the development. The project is being developed on separate lots and one of the lots has a 5,000 foot shortage of the amount of open space required by the city, according to Euramex Vice President Jetha Wagner.

“We have more than enough open space for the combined project,” she said.

KNO voted in favor of the request.

Wagner said Euramex will build between 225 and 230 total apartment units.

“We anticipated building it in phases,” Wagner said. “The market really doing well. There’s actually a need for it on the east side of Atlanta … so we have made the decision to do the development as one.”

Wagner told Decaturish the company will seek building permits by the end of this year or early next year. Once construction begins, it will take 15 to 18 months to complete, meaning leasing could start sometime in 2017.

What was the result of the September 10th meeting? I've seen this lot behind Kirkyards, and it would certainly add some density to the area. I wonder how they'll handle the already sparse parking?

The apartment will have it's own garage with plenty of parking for residents. Euramax is also adding on-street parking in front of it's Howard St SE border. There is plenty of parking on surrounding streets and the area is served by a bike lane.
The 9/10 meeting approved the variances for greenspace and parking.

Bixby Court demolish has begin today, this is a good sign for those residents that have lived around the eyesore for years.

I really really hope so. I'm just worried the MARTA developments, including Edgewood, are taking longer than they should due to red tape and surrounding GDOT issues with roads, etc. As private industry and development enters the fold at an increasing pace I think it's going to make the MARTA developments less profitable and worthwhile. The Edgewood MARTA development should cause the Edgewood Court Apartment developer the opportunity to sale.

I thought Edgewood TOD has some creative ideas?

They do have some great ideas. From my understanding they are awaiting fundraising that some of the non-profits that are most likely going to be part of the development to determine how some of the street development should be planned to best match the actual use. I also think they had to go back and improve the design of the traffic circle that is planned at Whitefoord and La France.
