My point with that statement is that there is so little incorporated land area in Forsyth County that you really will not have much (if any) of a choice between housing in incorporated or unincorporated areas.

Because there is so little incorporated land area in Forsyth County, almost all of the houses that you find in Forsyth County will be in unincorporated areas.

There are dozens and dozens of homes for sale in Forsyth County on the Georgia MLS listings, and only like about 5 of them appear to be for sale within the corporate limits of the City of Cumming.

And with few exceptions in a state like Georgia, for the most part, it generally does not really seem to matter whether one lives in an incorporated or unincorporated area.

In some cases, property taxes might be marginally higher on homes in incorporated areas than on homes in unincorporated areas. Though property tax rates will vary by county, with the most urban counties often having noticeably higher property tax rates than less-urban and more outer-suburban, exurban and rural counties.
