Hello,

We are in the process of relocating from Orlando to Gwinnett County. We lived in L'ville about 10 years ago but it has certainly changed. My issue is twofold and I hope that someone here can assist me.

1) I now have 2 very active children 3rd grade and K and need to find an area that will support their continued lifestyle.

2) I am a victim of the Florida Housing bust and currently own a home in a coveted area of Orlando which is worth about 40% of my payoff, however, due to location I will have no issues renting it and moving.

BUT.... this situation will force my family to rent in Gwinnett for a year, maybe two until we can find an alternative solution for the Florida home.

I have seen many offerings for locations, we have settled on Suwanee. However, can you provide any resources outside of rentals.com which may assist us in finding a nice home similar to what I have now? I currently live in a community with homes valued in the 400 - 1M range, masterplanned.

I have been told that there are some aggressive HOA restrictions up here and need to get a better understanding of that impact on our family as I would suspect that the developments which would meet our needs would have said restrictions...

Any thoughts on resources to help me find a nice home/community which will enable us to wait out the housing market for a year or two? Suggestions on navigating the waters?

Yes. In that price range, neighborhoods might have HOA covenants that forbid/limit rentals.

Have you checked Craigslist and realtor.com?

You might consider a real estate agent as many of them are doing rentals right now as well.

Dacula area ( Hamilton Mill subdivison) is pretty nice and schools (Mill creek cluster) are good too...

A few elementary schools in good clusters-Harbins, Grayson,Brookwood, Dacula, Jackson, & Parsons
