Does the HOA president have to live on the premises? I live in a small townhome community and went to the Presidents unit to discuss why they are running peoples license plates to find out if they live here or not. I came upon a renter when I knocked on their door.

Does the HOA president have to reside on the premises?

It would depend on the CCR's, which you read (you did read them, didn't you?) prior to closing the purchase on your unit. The HOAs I deal with here in MD don't require residency.

As far as checking license plates for residents, you should be glad that's being done. Most developments have barely enough resident parking and when outsiders use it major issues ensue for those that have a right to the spaces.

I don't live in an HOA.

Most just require that the president be a property owner, not a resident, but I guess it depends on the specifics of your's.
