I just noticed that Alamanac updated our info about 8 months after we purchased.

My tax assessment just went up by 18%. Is this right? I'm all for appreciation, but taxes...ouch

I like Ziprealty.com when I searched for my house ( I am in the middle of process purchasing a house in Austin). It's a great website with a lot of information such as school, neighborhood and map. It's well-organized.......

The information on sales is posted to the MLS, but only part of the information on the MLS is available to the public. Sales prices, etc., are part of the information that is not available to the general public (or Zillow or any other such site) as a matter of course, because Texas is a nondisclosure state. (Meaning you don't even have to tell the appraisal office how much you paid for your house, never mind the general public.)

The appraisal office sites will sometimes (but not always) have the mortgage information, but that doesn't tell you how much the house sold for, only how much was borrowed on it on a particular date.

How did they figure out what I paid for my house then? They were spot on with the new Tax assessment and we didn't report it.

Ziprealty.com is ok only because you need to get a logon, it expires after 30 days, and you have realtors nagging you.

I have no idea how they figured it out. Did you get a 100% loan? Are you in Texas or another non-disclosure state?

Nope. We paid in cash and we live in Austin.

But they were spot on with the new Tax assessment.

Pure luck, then, I guess.

I use the tax appraisals as one little part of the process of doing a CMA (if you look at the solds in a neighborhood and compare selling price to tax appraisals you can get an idea of how much above or below the tax appraisal homes in a particular area are tending to sell for, generally), and they are usually off considerably. Partially because, of course, they are always behind the curve by at least a year by definition.

How did you not report it? I thought when the title changes hands, the purchase amount gets reported even if you do not sell it the traditional way. Other realtors, am I mistaken?

If it were, would the tax valuations be so far off so often? I had thought not - we need to get a title person on here to comment on this to be sure, though.

I know the mortgage amount appears on SOME of the appraisal district websites (my territory covers several counties so I look at lots of different ones), but not the sales price. I'm only able to find that on the MLS.
