Equity = wealth. Does it not? Perhaps a lot of the homes in 78739 have been paid down, or paid off.

okay, so let's break down the 1.68MM figure - the average house is worth 349K, and the average salary is 90K, with only an average of 2.5K worth of taxable dividends annually.

That's a big hole - inheritance or houses paid for by parents, maybe? I can't put my finger on where that extra wealth is hiding.

Your gap is attributable to using average data for all zips, against wealth in a single zip. The avg HHI in '39 is $160K and the avg. house value is $411K.

You also have to look at the demographic profile of '39. Pay special attention to the "socioeconomic traits".

No, I was looking just 78739.

I like the brochure you attached, showing the 'affluent' areas of the US (page 4). It's sad when you look at Central Texas on the map, and Austin has 3 times the 'affluent' areas of San Antonio, even though SA is larger than Austin.

That is 2005 census data. There has been an explosion of $500K+ homes in '39 since then - especially since 2010.

I subscribed to the Texas Monthly and found "for sale" land and homes...one going for 18 million. Seriously. 29 acres with 23,000 sq feet of "country living". lol "hand-scaped hardwood floors, locally quarried fossil stone walls, extraordinary woodwork and intricate laced ceiling patterns." "Loggias and balconies overlook the brilliantly designed, tile inlay infinity pool and lush grounds." What is a loggia anyway??

Not going to re-subscribe...saw everything I needed to see. The only thing I really enjoyed was "The Texanist". The magazine was too rich for my taste. I don't even know where the Simon Premium outlets are...let alone shop there. Ads for a watch, "Welcome to our world". Really...

Two page lay-out ad for Dillard's, "The style of your life" presenting Camuto boots...who the heck is Camuto anyway?

Ton's of alcohol ads...as we all know only the rich can drink and drive or get in trouble and get away with it.

Ok, some of the articles were interesting but the ads coupled with the articles gave me a sense of contradiction.

I apologize for the rant.
