My wife and I own a 3br/2ba 1 story SF-3 house (no neighborhood plans or overlays) in 78704. As some of you know, Austin city code is confusing right now. Also confusing is FHA/Fannie Mae lending standards!
So, we need to add to our house the following: A one-car garage, and office, a bedroom and a shower bathroom. There would not be a kitchen of any sort involved. I see two ways to do this, and both are feasible on our lot in terms of impervious coverage, tent ordinance and FAR:

A) Build an addition to the house. Results in all the above under one roof, might make a door between the guest bed/bath and the rest that can be locked from either side. They would also have separate exit.

B) Make a detached garage with the guest suite and my office above it.

My concerns really focus around having a conforming property that's easy to sell in the future, and doesn't get treated as some sort of Frankenstein thing that can't be underwritten as a simple single family residence.

Does anyone have any knowledge or input to share?

Agreed, and an Architect and/or Builder will help navigate through those waters...

I know of two firms that specializes in these, feel free to message me. It would also be great if you can post back whenever this completes to let everyone know the outcome.
