NOT including land. By custom, I mean, not from a list of 10 floor plans.

I've been quoted by friend of a friend of a friend, $180/square foot. That seems high as a 3000 square foot home would probably cost 550K just to build. Add on land costs on top of that.

That rules out your cheaper options. There is a lot of merit and cost savings in building a stock plan that isn't complicated by architect involvement.

That said, excluding septic, propane and site prep, you can build a 3,000 sqft custom quality home for around $100 to $120 per sqft in most cases. The more complicated the floorplan, framing and the more highe end the finishout, the more expensive it will be.

Are you hiring an architect? Are you building in the City of Austin? Usually, for a true custom -- designed by an architect and then built by a custom builder in the City of Austin, you should allow for $150 a sq foot. Up to $200 a sq foot for high end finishout. You could probably get it lower with careful planning, but I'd ballpark it at least 150.

I am going to build in Kingsbury near Seguin a 1420 sf vacation home. I am into it for about 85.00 a sf. I am wondering if this is too high for a moderate home.

I'm in the local design community - at the low,low end you could build for as low as 80$/sf but that's with questionable craft and affordable housing grade finishes and fixtures - most architect designed homes are probably 200+ but with the right design the proper amount of self restraint you could probably get that down to th 150's ... its really more of a question of your expectations for the quality of both the finish out and what you want to put into the house, materials - lighting - etc.

That's kinda like asking how much do shoes cost. The answer is it varies.

You can build a very nice house for $180 per ft. Really upscale house will cost over $200, but you can also build for $100 if you stick to "off the shelf" materials.

So if I am buying a pre-built house, with no fancy materials, I should not pay more than that (meaning after I subtract the value of the actual land from the sales price, the remaining cost should not be more than $100 per square foot).
