Are PadMapper apt listings legit? (Austin, Frost: apartments, rentals, homes)

Hey,

I'm looking through Zillow for rentals, and I can barely find 1BR for even for $1.5-1.6k. Then, I look at PadMapper, and I'm seeing 1BRs and even 2BRs for $900-1k/mo. All looking very nice and clean, and about 5 minutes from Downtown.

Is it just that nobody lists on Zillow, or there are tons of scams going on thru PadMapper?

Here's 1BR in the center of Downtown - $1,050
And here's 2BR about 5 mins away - $1,025

I feel like I'm missing something here...

I've found multiple listings on Padmapper that aren't in the correct location. For example your first one is not downtown at all but roughly five miles south of downtown. The second one is closer to downtown on the east side. Both are older complexes, especially the one on Riverside (close to 30 years old) but very recently "refreshed." Both used highly skilled photographers, just saying.

AustinHomeSearch.com and Realtor.com have better results. It has to do with how they obtain the data versus how Zillow or Padmapper obtain their information.

Example: A place on Zillow was listed as being $1,000 a month when in reality it was $1,495 a month.

Padmapper also includes roommate/room share situations and it isn't always clear. There are very few bargains in Austin rentals that don't have major drawbacks, and "skilled photography" is rampant. If you see an underpriced rental in a desirable location, it's a red flag.

The few true bargains will be snapped up immediately by locals, and frequently are found only be word of mouth and connections. You're not going to find them on the Internet from many miles away.

Lol, "Relax with the Frost building at your fingertips!" Or another one to be put in the false-advertising-laden brochure: "Open your front door and see the vomit spewing out of UT students' mouths as they pass the night on Sixth Street"
