Serenada is one of the areas of Georgetown where I would move, if I were to have to give up my 55 acres and move into town. So, to me, yes, it's a "good" area of town. What are you looking for, though? That's what would define a "good area" for you.

Safe area is #1, I am trying to fine us a home with either a 3 car gargage or large enough lot to build a workshop for hubby.

We want city water and sewer services. We want a 1 story with a little elbow room, I need to see houses out my front window, so I need neighbors to be close. We don't want HOA fees if that can be helped. I want new, but a remodel of and older home works too.

I found a house on LUNA TRL. yesterday for 234.900 that looks like it fits the bill. All brick outside, side entry garage. Kitchen will need new counters and I would replace all floor tile for darker and larger size then what they have put in, but other then that I like it.

Looks like a nice house, in a nice area. Lots of trees in that area - the lots in parts of it tend to be large, your neighbors are close but not too close.

New houses are rare in that area, but the houses there tend to be nice houses.

Hi. I lived in Georgetown for 15 years up until last month (hubby transferred to DFW)
That area of Georgetown is a hidden gem - I had many friends over there. Lots of original owners still and people who graduated from GT highschool moving back with their families. It's the kind of neighborhood where everyone on the street knows each other.
Most of Georgetown is very safe. Williamson county is famous for being very hard on criminals.
The only drawback I would see is Williams drive. Not sure if you have to commute at all, but it's a very backed up street with red lights every 10 feet.

However, if you know the secret back ways out of Serenada, you can avoid it. (I agree, it's backed up, though not red lights quite every 10 feet. Our office opens onto it just east of Sun City, so we get the full brunt of the traffic when we're trying to exit our parking lot onto Williams.)

I lived out right near there for many years as a kid - actually, they built Luna Tr. while I was living off a near-by road. That is a great neighborhood, with slightly larger lots and mostly custom built homes. The area is curbless (no curbs or sidewalks that I remember) and many houses will need updating (built in the early to mid 70s, for the most part, although Luna Tr was put in in the 80s).

At that end of Serenada, you can also easily exit through Brangus Ranch or Sanaloma to Airport Rd and out the I-35 or across I-35 to Hwy 81.

Edit: huh, I just looked at a map of the area (for old times sake ) and Luna Tr. (and some other nearby sections of Serenada) is in the city limits, while most of the area is not in the city limits. Not sure how big a difference that makes to y'all, but taxes will be slightly different.

Okay, had to look....the typical house on Luna Trail is taxed at ~2.14%, while the houses a few hundred feet away on Brangus Rd at taxed at ~1.88%, so there is an approximately 0.26 percentage point difference. That is ~$47/month for a house that price with the homestead exemption. (from WCAD.org, 2007 tax data)

Ok, how did you find the tax? is there a link. Also, this home was built in 1998, so it's not too old imo.

Nope, woulden't live there. Not enough pools (Just kidding).

I have a buddy that is living off of Cardoba Cir. It was orginally his parents house and he took over when they passed. Not a bad / older neighborhood.
