To be fair only a minute portion of the population of Austin actually lives down there. Top off that most living spaces down there are Condos or Apartments just outside of Downtown / and or living spaces for UT students slightly further north and it doesn’t really surprise me much.

The residential homes in Tarrytown, Clarkesville and also Old West Austin are not included in that zip. That zip is mostly a business district.

I'm surprised that 78730 wasn't on there. I think it was at the top of the list of zips with highest net worth per capita.

The data is a bit off

1) income is not wealth
2) zip codes that have fewer apartments will be skewed much higher
3) zip codes with people working over retirees will be skewed higher (even if retirees have more assets)
4) zip codes that include properties on the lake can skew higher

the title is literally austin metro's wealthiest zip codes

income is not wealth. The issue with the entire metric is that it doesnt measure wealth. Wealth is assets-liabilities.

Older people tend to be more wealthy and potentially have more wealth but a lower income.

My point is the data is off - from the title at least.

Actually the title of the article is the main cause for confusion:
