Developer plans 510-home subdivision near Lago Vista

A news release from WY Atlantis

WY Atlantis, a Dallas-based mixed-use land development company, has purchased The Falls at Lake Travis, a 315-acre tract on the shoreline of Lake Travis. The company is proposing 510 single-family homes and townhomes on the wooded, hilly terrain. The Falls tract also includes some 3,000 feet of shoreline property. WY Atlantis intends to create a highly amenitized residential community with a clubhouse, resort-style pool, more than 120 acres of open space and three-and-a-half miles of trails. Homes are expected to be priced from the $300s to more than $1 million. The Falls at Lake Travis is located in the Lago Vista Extraterritorial Jurisdiction, approximately a 40-minute drive from downtown Austin. “This is an exceptional tract of lakefront acreage,” said Allen Jones, a WY Atlantis partner. “Lake Travis is a true Central Texas landmark with a rich Hill Country history. The Falls at Lake Travis will be a one-of-a-kind master-planned community.” Construction is expected to begin within six months

Worst part of the Lago Vista area is the treacheruos Hwy 1431...the only way in or out of there.

That's what they all say, "one of a kind." Right. One of a kind, and that "kind" has about a million clones! But this will only be one of them, so I guess they're not lying!

I'm sure it will be a nice place to live and I agree that 1431 is a big problem as the only major access. That's a problem everywhere around here, the highways are death traps heading out towards Dripping Springs, Bee Cave, Bastrop, Elgin, Taylor ---- too much growth without supportive infrastructure, it's the Texas way of doing things. I think they need to develop roads, sewer systems, water supplies and schools BEFORE approving these developments, but the politicians always say "We need the development in order to pay for the improvements." Classic "cart before the horse" argument.

On another topic, what do you (or anyone else) think of the development all around Lake Travis in general? It seems to me like it's going to become an urban lake in a couple decades. I don't know the implications of this other than more boats on the water and possibly bigger problems with water quality and supply. Other than that, I don't really care personally because it's a great area to live, there's a TON of space out there, and it's not too unique or environmentally sensitive to make me groan like I would if the Grand Canyon were used as a nuclear test site.

Heh.... I'm pretty happy with that comparison.... it's so extreme, it's completely idiotic!

Thanks for this info...we are trying to get my husband's dad and stepmom to move to Austin, and this places sounds right up their alley! They'd be just far away enough that they can't drop by unexpectedly.

DT, that area is part of the aquifiers that supplies a huge chunk of CenTex with water so developement has to be responsible.
Having said that, I agree that some cities and counties do have a tendency of putting the cart before the horse in their decision making process. I don't think there any cities in the Austin area that will escape the development juggernaut. Drive out on 290 East towards Elgin, 79 towards Taylor or 973 towards Bastrop....You'll be shocked at the amount of construction taking place.

we just purchased a lot there in Lago Vista - Bluejay Blvd.

bought it pretty cheap (< than 5000).

so what's the general concensus on the area? it is being developed? or that's off way in the distance?

I honestly cannot recommend Lago Vista, the city officials are the most corrupt imaginable and DEFINITELY do not represent the interests of the citizens. Rather than set equal rules for the benefit of everyone in the city, Lago Vista officals cater to special interest groups. They are currently allowing the raising of the height requirement of a new special interest housing development 17 feet above all of the older surrounding houses. In other words these "old" lots and homes have just significatly lost a great deal of their value since any view of the hill country was just wiped out - so that the new development can now have a view of the hill country by building much taller than the previous houses were allowed to??? This misguided government leadership has also resulted in taxes that are some of the highest in the state.
Zoning rules are not upheld or correctly enforced and are frequently changed. Buying anything in Lago Vista is not very intelligent since your investment will probably NEVER be worth what you paid for it as the over 1000 lots for sale in Lago Vista already attest to. Many of these have been for sale for YEARS. Don't get taken like I did!

There might be 1000 lots for sale in Lago Vista but it is because they do not yet have sewer to the area. Real estate is a fair value and has always gone with the market in the greater Austin area. Because there is so much land available to build the lot prices have not increased significantly in 20 years. But the population has grown steadily since the recovery of the 1985-90 recession that hit all of Texas. There are still $10,000 lots with sewer available. Lago is expecting additional growth of 20,000 people in the next decade. It is because people purchased lots there to build their retirement home and now they are coming or selling to the Californians that are retiring. But oh, YES, the misguided government can't seem to leave well enough alone.

1431 is a fun drive but not for flat landers.

I agree that Lake Travis will be almost unrecognizable as a quiet Lake. It will be an urban Lake pretty soon. I know it's still a pretty and green area, but it used to be even greener several years ago. I saw the condos out by point venture, and that area just is not the same. They even rerouted the road. My neighbor said her Aunt in Arizona told her they are advertizing like mad for Lake Travis up there, so I figure unless your a retiree or have a massive housing budget from selling your house in California or East Coast, most regular Joes will soon be priced out of the area and it will become a pretty affluent, snobby area. Especially waterfront. And if you think driving on the freeways around here is scary, get those same people in a cigarette boat out on the water and see the fun begin. It's even scarier, so that's why we don't go out there on holidays. Too much growth without infrastructure may seem to be the Texas way to some, but who knew it would be so overcome by mass migration so soon. How could anyone keep up with the kind of growth we've had unless they're psychic.

I live lakefront in Lago Vista and yes, there is boat traffic on the summer weekends, but shucks, that's why I moved here. During the week and many months starting around late Sept (football season) until mid-March or April, it's extremely quiet on the lake. There are many days you see no boats at all. Maybe a lucky fisherman coming and going on occasion. We are near mile 35, I believe, on the 65 mile long lake. So the first 20 or so miles of the lake are the most congested with boat traffic. There are 45 more miles of peace and quiet. It will take a lot of boats and a lot of construction for this area of the lake to get "urbanized".
