My husband and have been looking for a home in the Aldridge Park (NUNA) area. We have noticed that not many houses show up on the market over there. Does any one know why this is? What are the property values in the area?

It is a small area, highly desirable, and easily rentable. So even owners who have chosen to move somewhere else, tend to keep the property and rent it. There is not much turnover and it is a small area to begin with. Bit like Barton Hills, much bigger area but not much "churn" if you want a house there, you have to wait for it!

Two years ago there were a fair number (2-3) houses on the market there. I don't follow that area much any more. Property values are high.

As long as I've been in Austin (since 1969), that's been a desirable area to live, and it's HARD to get a house there, for that reason. As centralaustinite said, once someone owns a house there, they're much more likely to rent it than to sell it, simply because they know how hard unlikely it is they'd ever be able to buy there again!

We saw a house in that area two years ago, which we probably should have purchased. Since then, we have been waiting for something similar to come along. We finally found something right after this post on 32nd. It is nice to know that the house we found will hold it's value, and if we want to relocate, it will sell easily.
