Default Central Austin for 400-425K?

Anyone have any thoughts on how far 400-425K goes in central austin? Suggestions for neighborhoods to consider in this price range, if any?

What about a apartment in the newly developed Waterfront district?

They've got highrises there, and in that price range you could get a 2,000 sq/ft apartment overlooking downtown.
