Hi,

We're so excited to land in Austin tomorrow to get our house hunting trip underway. Our agent is all lined up with homes that fit our criteria to visit.

My question is after reading this forum and watching the MLS the last month or so, some of the properties that most closely match our criteria don't last long.

If any selling agents have a gem of a property you know you'll be listing in Round Rock or Cedar Park over the next week or so and don't think it will stay on the market long, feel free to PM me. I've been searching MLS and don't see anything new in our price range over the last 7 days (perhaps I'm using the wrong MLS search tool). We would hate to miss anything, make an offer, get home and go doh! after we see something we wish we could have previewed hit the MLS.

Our criteria:

$350-475K
Great schools in planned community
3 car garage or bigger
4+ bedrooms, study, gameroom, media room (bonus)
flat decent sized lot (c-d-s preferred)
nice upgrades throughout
In great shape (2000 or newer)

based on your criteria I wouldnt think it should be too hard to find a house in that range. Houses where I live are just edging outside your upper range in great hills. I would be surprised to pay 350K for a house in RR or cedar park as they are pretty far out from austin. I would expect RR/cedar park to be about 100 sq ft.
