I am looking at Trulia and found some interesting houses more in my budget by Brooks Ranch and Hamilton Pool.

Is this is a good area? They fall in the Lake Travis ISD, is that why the prices are lower than the rest of Dripping Springs? Why wouldn't it be DSISD?

Some of the streets are Longhorn Skwy, Janet Loop, Panorama, etc.

I consider it a good area. Low crime. I don't know much about school districts, isn't Lake Travis considered a good one? It is outside of the Austin city limits, its equal distance from Lake Travis and Dripping Springs, some people may consider it more rural then Dripping Springs, since it is further from the highway. Be sure to look into things like propane supplier and cost, as well as other utilities (who provides water and electricity).

Default Have friends who live there and love it

I'm new to Dripping Springs but that area seems to be very nice, but for the twisting and not so smooth streets... Have you driven by it yet? I think I like the Springlake area a lot better especially since the water is directly from Dripping Springs, no private company anymore there. That having been said, the friends I have who live in the area you are thinking of buying do like living there, one of them is even going to buy the house he has been renting for a year. I guess that is one way of finding out if you like an area, live there for a year or so and then decide. Yes, you are right, house prices for some reason seem to be a bit lower there than in most other places in Dripping Springs, and the place is somewhat closer to the Galleria.
