You might also want to look into what rebates are available from the City and Austin Energy for some of those energy efficient updates that will make it more attractive to buyers OR renters, to make sure that every possible dollar is conserved for your aunt.

what about having the house auctioned off instead of spending the $$ to fix it up? just a thought. Auctioneers who handle estate sales and the like often times will auction off property, you can set a reserve minimum bid also.

Thanks to everyone for your suggestions. We hope to 'convince' our aunt that this course of action is necessary. I can only imagine what it feels like to move away from a home you occupied for nearly 4 decades. At this point, her long term care insurance is covering most of her expenses but the proceeds from the sale of her home will be a significant amount of her finances down the road.

As a former neighbor used to say..."Rick, don't get old."...of course, the alternative is not so attractive!

I can't beleive I got dinged for making some suggestions to a person that asked for advice?!? I thought that was the whole point of the forum getting and giving information to interested people. Oh well. I am sorry to whomever I have offended. No disrespect was intended, I just wanted to help. Not soliciting business, it was just an offer of FREE help.
