[FONT=Verdana]My neighbor's electric went out and I lost hot water, i live in a duplex. So my water heater is connected to my neighbor's electric. My landlord is asking me to compensate for my neighbor's bill, but it is not my fault that it was wired incorrectly. Can my landlord make my pay for this, how would he calculate how much electricity was used to heat my water after a year of this has been going on. I have been out of hot water for 7 days now; the electrician was supposed to be here 2 days ago, he has yet to show up. I feel we should call it even because it’s been 7 days and the electrician he called hasn’t come out and it’s been 2 days since he was called. [/FONT]

Call the Austin Tenant's Council for some free advise. Start putting all communication in writing henceforth. Have a copy of your lease, they will ask for it.

My opinion (I'm not a lawyer, but I am a landlord), if it was my property I would correct the wiring issue immediately and not charge my tenant. It's stupid to do anything different than that, unless some weird circumstance exists.

But in order to enforce your rights and remedies as a tenant, you have to follow proper proceedure. Most tenants don't. They leave voice messages and create no paper trail to show a JP Court judge is it comes to that.

So start your paper trail, get some good advise, and document everything that happnes in a journal in case you need to tell your story with dates and timelines later on. Landlords have 7 days to cure problems from the day they receive your written request, so if you haven't sent one, do it today so the legal clock will start clicking.

That is the stupidest thing I have heard. The landlord can actually be in big trouble for this practice, now that it has been disclosed.

It his his property, it is his liability.

It is not your problem. They are making their problems, yours.
