Hi guys can you tell me whats the situation with price of apartments in Australian big cities. I read on web that price are very big...somewhere around 9000-10000 aud per sqm but then i search on realestate.com.au and domain.com.au and there i got totally different prices...for example nice 2 bedroom apartment in good location of Melbourne between 500K-600K. Let me say that usually 2 bedroom apartment are somewhere around 80 sqm big...so in that case price per sqm is somewhere around 7000 aud per sqm.

Around here (and most of the US) RE prices reflect income of the area.
Most sensible people won't want to pay more than 30% of their monthly net on housing
which should also include all utility charges associated (water, gas, electric, etc) ...
Similar ratios apply when purchasing.
In the more appealing and congested areas (like Manhattan and LA) most are forced to
throw sensibleness out the window and pay 5:1 and even 6:1. People be crazy.

That's nice for you. The OP's not asking about South Carolina or other low demand areas.
Well the view would certainly need to be taken into account, obviously a unit with an obstructed view of Sydney Harbour is not going to get the same price as another unit with exactly the same amount of floor space in the same building, which is higher up an has unobstructed views.
Also not all of these apartments come with basement Car Parks, looking at the Brisbane Skytower, for the quoted price, a two bedroom unit with a car park comes in at $8700 per square metre, while a one bedroom unit with no car park is quoted at $7300 per metre.
Or course Brisbane generally is less expensive than Sydney or Melbourne
Yeah i understand that price can depend from view that you have from apartment(view at Central park in NYC add 1-2 millions on price) and also car park is great thing. But for example when i checked on realestate.com.au i saw that there is sold one apartment for 540K . It is apartment with 2 bedroom, 2 bathroom, 1 car space... in 3302/108 Albert Street Brisbane so that means...that this is apartment in center of Brisbane with somewhere around 80 sqm or maybe even more and with car space for just 540K ...so thats 7000k or less per sqm

Well maybe the original statement is just incorrect then, at least for Melbourne and Brisbane. Sydney however is just in another league. Take this one for example which comes at the at over $10,000 per square metres of floor space (It does have a 14sqm car park). It's nice and centrally located, but otherwise looks totally uninspiring.
