Hi,

My husband recently accepted a job in the Inner Harbor. He is already working there, while I stay behind in MN with our three kids (7, 5, 2) until we find a house. (Going house hunting after the new year.) He has had a little time to look around and we have done extensive research and have narrowed it down to either Baltimore County (Lutherville/Timonium/Cockeysville) or Anne Arundel County (Severna Park/Millersville/Arnold). I am wondering what people's opinions are about the differences between the two counties. I am originally from rural PA, and lived in Charles County, MD about 15 years ago, and thought it was way too rural for my taste. I really want to live in a nice suburban area with lots of shopping and things to do for the kids, and obviously with good schools and a reasonable commute for my husband. I feel like we would get more for our housing dollar in Anne Arundel, but I am wondering why that is.

The areas are similar as far as demographics go. Severna Park is probably one of the nicest areas in Anne Arundel County as far as school systems go and very low crime. Lutherville/Timonium Area is also a very good area with good schools, and tons of shopping. Both are about 25 min from the city. Lutherville will probably be a closer commute to the Inner harbor than Severna Park. Millersville/Arnold sorta requires you to go to Crofton to do most of your shopping whereas the areas in Baltimore county have shopping within the area.

Just my .02, but it's a draw between all those places. I would think it should come down to best schools, best neighborhood and best commute for your dollar.

I am slightly more biased towards Sparks, Monkton and parts of Phoenix over the 21093 zip code. Construction and shopping are steadily creeping up the York Road corridor, the schools are infinitely better, and it's a marginal difference to the Inner Harbor as far as commutes go.

If you search my posts you can find my feelings about the schools in central baltimore county, but in summary they are definitely on a downtrend, and it's hard to justify the housing prices in quite a few of the neighborhoods when there is a reasonable probably you will want to send your kids to private school no later than middle school.

Both Timonium and Severna Park areas are nice. I live on Route 3, so less than 10 miles from Severna Park. Also consider Columbia in Howard County because you can use Interstate 95 North to get to the harbor pretty quickly and would be going against traffic. Columbia got ranked as one of the least stressful cities in the USA. I agree. I lived there 3 years and it was awesome. I also love where I am now in Anne Arundel County on Route 3. There’s traffic everywhere, but I like it.

The nicer parts of both places are not that different, but it really depends on what you want to be near. if anything to do with boating and/or Annapolis is important, Anne Arundel all the way.
Otherwise 50/50. I do not think you get more in Anne Arundel County, you have to be very sure you are comparing like to like. "Cheap" houses in AA are cheap for a reason
