My son will be going to HPA so I need to find a home around this area. Any suggestions?

HPA is a great school. You should be able to find a really good deal on a house right now(what ever your budget maybe). We were looking to move to Waimea last year and there are some BARGAINS to be found on both the wet and dry sides. Go on the MLS and look around. DM me if you want any specifics about streets/neighborhoods. Good luck!

This is a great area -- and a good time to be in the market. Are you looking for a newer neighborhood or "classic" plantation style homes? For acreage? Have or want animals (besides cats/dogs)? If you can provide a few details, I can suggest some areas that might work.

Distinguishing between the wet (or green) side and dry-side Waimea is important. Dry side has been very dry lately, so if gardening is important, that might be a factor.

Rent for several months, then you will have a really good feel for the differences amongst the different housing areas.

Well, we have five dogs that are coming. I am going to sell my horses but would love to start a new once we are set up( this might be on hold for a while ). Currently i work w/ race horses for a living. I love the idea of the green side as of now I am always outsideor or in the barn. I guess for now (as our son is in school) it will have to be a location that is drivable as I will be the bus driver! As for deals on homes, we are going to have to down scale our home I'm sure. We are going to try to pick up something at the 500 mark. Will that put us in an area that isn't scary??? Help....

There aren't any scary areas in Waimea, there isn't enough population for it. Whatever you do, don't buy a house without living in the area for awhile first, you really won't get the best house if you aren't familiar with the area. There aren't that many areas near HPA so st least visit first and look around, you could see most of the areas within several days.

It takes several weeks at least for stuff to be shipped over, so several weeks in a vacation rental which is already furnished with all the utilities in place is a good starting place. A lot of the vacation rentals are hurting these days, too, so you can negotiate on prices and length of stay.

You'll find some nice options at/around 500K. There are currently 54 listings in South Kohala priced bet 400K-600K. That's just a quick snapshot of what's in the MLS.

Most are in Waikoloa, that is a too far a drive back and forth to HPA twice a day, yes?
