Sometimes its really just luck of the draw too... there's always going to be some variability. Some is keener on unloading the property, someone's a better bargainer, etc... It sounds like timing may have made a difference too. Both the overall housing market trends, and then just random chance of whether someone happens to want your house at a given time, can all make a difference. There is no factor that is so deterministic. Although my guess is he's very much undervaluing the overall market turnaround.
