Looking for some recommendations (or ones to avoid) of Boise property managers. We are considering using one for a rental property we have. Please PM me.
You are wise to research property managers as there is a HUGE variance between them. They don't require any licensing in Idaho and some are horrible! Some have "in-house" repair people that charge excessive fees while others are fair about it. Some do a great job of marketing while others do almost none. Most are horrible at online marketing and posting realistic photos (if any) about your property online.
One sad thing about the Boise area's property managers is they don't typically cooperate with each other and offer any compensation to others to bring them tenants. It makes it very tough on potential tenants since they have to go through a number of property managers, fill out numerous applications and credit checks, etc., before they can find a property they like.
I encourage you to ask your potential property managers what they have for vacancies and see how they are marketing them before you have them market yours! Do they pre-market or wait for the actual vacancy? How automated are they? Check the BBB for their reputation.
