I remember seeing an Amherst map of homes affected by sinking soil. It was a hit and miss. IIRC, it's not just one area but some areas had more hits than others. I thought Ransom Oaks around Glen Oak golf course to be troublesome but I could be wrong. Please correct me, if I'm wrong.
The OP asked about the percentage. I would say it's 1-2%. There were 500 homes reported in Amherst with foundation problems back in 2003.
As other ppl said, sinking soil problem is prevalent in wetland area in Amherst. That's why we bought a house 5 years ago in Clarence. Sure, some part of the Clarence used to be mines. But many are still farmlands. Even empty mines were filled water which is better than wetlands for stability.
Even 5 years ago, when we moved here, sinking soil was a problem. When a house is built, it will settle within 2-3 years. My theory is, if the house is evenly settle, then it shouldn't be a problem. But if it settles unevenly, then cracks will appear in a foundation. When I was house hunting, I saw several houses that had water leaking from the basement constantly.
