Th best answer is to get a real estate appraisal if you want something more accurate which can also be used as an offical document. Otherwise you are dealing with guesses.

If you want something better than a Zillow Guestimate get your hands on some real data in your neighborhood which is as current as possible ( < 6 months) - the more current the better. Usually realtors have this data through their MLS subscription. They pull comps for you when you are considering working with them just to give you a rough idea of recent sales which occured in your neighborhood. Keep in mind there are many factors which go into creating a good appraisal. Finding good comparables is the starting point.

Hire a professional appraiser. Costs about 350-450 dollars.

mrutyunyajaya, don't give these people any more of your hard earned money for something you can simply do yourself. Pick up a newspaper and see what the homes like in type to yours sold for (not asking for, but sold for).

To another poster, rents are up in some places but those too shall fall again. Last year there were all kinds of deals out there for renters. Just because people are loosing their homes doesn't mean that will automatically make rents go up because people have no place to live. Rent are usually driven by income. So much like the housing crash when people loose their jobs they can't pay their mortgage. They aren't going to be able to pay high rental prices either. Published unemployment rate of CA is 12.4% (I'm sure its higher). If it gets any higher the rental prices will fall, just like house prices.
