Yes house prices are going down in most of California, but areas up north Cali are doing well because they are still affordable. Here in s. Florida the median priced dropped 6% and still falling. Sellers have dropped an average of 12%. The best indicator is cost per square foot and its down to $180 a square foot for a house+homesite. We still have some expensive areas where houses can be around $250 a square foot! The cheapest areas are about $140 a square foot. My reserch of s. California shows many houses at $450 a square foot with expensive areas being as much as $1000 a square foot and thats not even any waterfront! Cheap areas can be had for $300 a square foot if you dont mind bad neighboors and/or small cities/towns with long commute to big cities.

Default price per sq. ft.

In my tract the ppsq.ft. is at $150 and I am in a good neighborhood... just sold on on the other side of my town for $190 a sq/ft ... it varies and the ones below the Cajon Pass can be up to $340 a sq. ft... in a tract.
